  • How do I pay my security deposit and rent?

    The easiest and preferred method is through your Online Tenant Portal. Electronic payments carry a non-refundable transaction fee that is added to your payment total.

  • When is rent due?

    Rent is due on the 1st of each month and any unpaid balance is subject to late fees. Your lease details the late fee policy.

  • How do I submit a maintenance request?

    For a non-emergency maintenance request, please access your Online Portal and include a detailed description of the problem or call our office at 864-271-4442.

  • What’s considered an emergency maintenance request? What’s considered high priority?

    A maintenance emergency is a malfunction of property that may result in further damage to the property or pose an immediate threat to safe living conditions. 


    If you are experiencing a maintenance emergency, please call 864-918-2835.  As a backup, you may enter a new service request into your tenant portal. If your maintenance issue does not require immediate assistance to restore safe living conditions, please call our main line at 864-271-4442. Non-emergency calls to the emergency line may result in a $50 charge.


    In the event of fire, theft, trespasser, or unruly disturbance call 911 and request assistance. 


    In the event of a power, water, sewer concern or outage first, call the appropriate utility company for assistance.     Emergency Maintenance Requests include:


    • Water leaks and burst pipes -Turn off water at main water shut off and then call us.
    • Gas odor/carbon monoxide detector alarming - Leave home, call gas company.
    • No heat if outside temperature is < 40 degrees
    • Flooding inside the property
    • Fallen tree caused property damage. If a tree falls on a power line, call the utility company. 
    • Electrical malfunctions resulting in smoke or fire – call 911 and then call us.

    Non-Emergency examples, call our main office line or submit a request through your online tenant portal


    • Get locked out of the property
    • No heat if outside temperature is above 40 degrees. 
    • Electrical malfunctions – Discontinue use and report during normal business hours
    • Minor plumbing leaks not resulting in property damage – shut off valve and report during normal business hours.
  • I’ve fulfilled my lease and moved out. When will I receive my security deposit?

    Security Deposits minus any itemized deductions, if applicable, will be returned within 30 days from the expiration of the Lease, assuming the Tenant has turned in keys.
