  • What fees do you charge for leasing and ongoing property management?

    Our residential property management fee is 10% of collected rent. This monthly percentage is contingent on rent collection so if the property is vacant or the tenant hasn’t paid, we will not collect a management fee until you receive your rent.


    Our onboarding fee with a lease in place is $250.00 which is deducted from the 1st full month’s rent. The onboarding fee without a lease in place is 50% of the new lease’s 1st full month’s gross rent. Be advised a cancellation fee of $300.00 will apply if the contract is canceled prior to a new lease. 


    The annual renewal fee is $250.00 due upon execution of lease renewal. 


  • What background checks will you conduct on a prospective tenant?

    We utilize a fully compliant processing company to conduct an in-depth background, credit, residential history, and income screening and require ID verifications. In addition, we contact the former landlord(s) for rental reference if applicable.

  • What deposits do you collect from the tenant before they move in?

    Security deposits are collected prior to lease signing. Deposits may range from one month’s rent to $500, or more if requested by the property owner. All security deposits are held in a trust account per South Carolina law.


    In addition, we collect an upfront nonrefundable pet fee to ensure your property has collateral for posing pet damages. 

  • How do you handle needed repairs?

    From a simple maintenance repair to an after-hours emergency, we pride ourselves on our rapid call to action and quality of work. We aim to fix, NOT patch. We have in-house maintenance staff and contract all repairs to local licensed and insured vendors if necessary. We will obtain prior approval for any single item expenditure exceeding $500.00.

  • How do you handle late rent payments?

    Rent is due on the 1st with a 5-day grace period. If not received by the 5th, late fees will apply. Please, refer to the lease for our late fee policy. If a tenant communicates with our office letting us know their rent payment will be late, we will do our best to work with them on a payment plan.
